Once you provide some basic information to us we are able to identify a wide range of investments throughout Sydney within your price range and requirements. This saves you from familiarising yourself with all property markets and areas of Sydney.

We can analyse any property to help you determine its suitability for purchase. This may involve analysis of current and pre-committed leases to determine their place in regard to the market. Purchasing a property with multiple tenancies exposes new owners to the potential of below market rentals with inadequate review provisions and large, potentially drawn out vacancies.

A Buyer’s Advocate/Advisor will act exclusively for the purchaser in devising and implementing appropriate strategy and tactics to successfully acquire a suitable property.

Buyers Agents

We choose not to employ buyers agents. Instead, pre-purchase consultancy advice is provided by our expert valuers with assistance from (where suitable) solicitors, architects, planners and land economists.

Why use buyers agents that don’t provide or refer the services of a registered valuer. Buyers agents often give the impression that any discount from an asking price is a good result. This makes their work easy and allows them to comply with client deadlines.

Why pay a commission on Purchase?

This is illogical and rewards buyers agents for paying too much. Buyers Agents usually charge 1-2% of the purchase price. Our fees are fair and reflect the actual amount of work involved based on hourly rates.

A court would not ask an agent the value of a property – neither should you. An opinion of the likely selling price is all agents should be providing. Any person providing property valuations must hold current registration as a property valuer with the Office of Fair Trading NSW.

Why pay someone to purchase on your behalf if they don’t have the expertise to value property in NSW?
You may save time but how will you have any idea of the property’s value if the agent isn’t qualified to tell you?

A comprehensive instruction brief is prepared after detailed consultation with the client. We need to get a thorough understanding of a clients:

  • Preferred locations

  • Expected capital growth and rental return
  • Consideration of price if sold urgently (fire-sale valuation)

If you have special requirements we can usually be of help. We are not qualified to assess your suitability for finance, or obtain finance on your behalf. If you require vendor financing we can still help you find the right property and even suggest lendors that will provide the necessary products. We do not have any direct relationships with lendors that enable us to provide pre-approval or guarantee the availability of mortgages.

We source properties without fear or favour. Unlike many other property consultants we have no relationships that may lead to any conflict of interest.

The internet provides many with access to a wide range of properties although the agents / vendors control the information displayed. Even in today’s slow market opportunities can be missed if you are overwhelmed with options. In some cases you may be confronted with hundreds of possible properties. Without established procedures it can be difficult and time consuming to interpret such a large amount of information. We can sort the good from the bad quickly, eliminating overpriced and unsuitable properties to help you focus on the right properties.

We consider current and upcoming offerings as well as Our Assisted Pre-Purchase Advice Service is suitable if you wish to inspect certain properties and have an active involvement in the selection and elimination process. We can handle everything for you from inspecting properties of interest to negotiating with agents / vendors.

By having an awareness of a wide range of property types across Sydney and their positions in their respective property cycles we can identify a property or a number of properties in a short period of time.
After obtaining comprehensive instructions, we will search for a suitable property via the following means:

  • various internet sites, newspapers etc.
  • all local agents in the area, and other agents if suitable both directly and through various industry websites,
  • vendors, both directly, and through vendor websites
  • developers and builders
  • lawyers / trustees

 

Of considerable benefit is our ability to access an agent’s ‘off market listings’, that is, the properties that are sold without a public marketing campaign. Such listings often occur in prestige residential markets and highly desirable commercial properties.

We also have the means to research the background behind properties currently available including the asking prices throughout the marketing campaign. This can be of advantage when negotiating a purchase price, particularly for properties that have been on the market for extended period of time. Vendors in Sydney have demonstrated their unwillingness to sell for less than their original asking prices throughout 2004 despite negative market conditions. This has been a major contributor to the extended marketing periods required to sell most properties in Sydney.

Profits are usually made at the time of purchase. The current residential market is ideal for a well informed home buyer.

Assessing Properties

We can handle everything for you, whether inspecting all properties of interest and digitally recording videos of them, attending inspections with you, or a combination.

Buyers need to know the real value of a property.  Unfortunately, buyers are often reliant on information supplied to them by vendors or their selling agents (who work only for the vendor and / or themselves). It is important to know when a vendor is underselling a property and when they are asking too much.

Our knowledge of the various property types and suburbs of Sydney allows our clients to buy with confidence.

Dealing with deceptive agents is frustrating for most. This can often lead to unnecessary stress and an enormous waste of time and effort in researching over and/or under priced properties.

Auction or Private Treaty Negotiations

Realistically, property buyers may only become involved in property negotiations five or six times in a lifetime.  We are involved in as many negotiations on a weekly basis.  Quite simply, purchasers should not contemplate undertaking such negotiations without professional help.

Auctions are charged with emotion and buyers are not prepared for effective bidding, particularly for inexperienced buyers/ this can result in passing their limit and what should have been a pleasant purchase can become an emotional and financial disaster. Most buyers are intimidated by the mystery surrounding the recent legislative changes to the auction system. Because of our experience as past auctioneers, our aim is to actually gain some control of the bidding and thereby keep the price down, resulting in long term benefit to you. Whether to place a bid before auction or how to handle the dangerous post auction negotiations can be the difference between happiness and complete disaster.

With private sales our strategies and tactics are similar, but different to auctions. Our aim is to place you in the most advantageous position, and using thorough research, we are able to reach behind the façade put forward by some estate agents acting for their client/vendor.
