The Memory of Poor Quality Remains Long After a Low Fee is Forgotten

We constantly strive to ensure that we are providing the most comprehensive valuation reports available. We also provide simpler, standard format reports that still exceed the standards set by the Australian Property Institute. We have watched industry standards decline dramatically since 2004. Where desktop valuations could once see members banned from the Australian Property Institute, they now publish guidelines for their preparation. We believe that if a lender wants a desktop valuation they should employ valuers to prepare them. We maintain the standards that we always have while the largest industry body keeps reducing their standards to suit their sponsors, several of whom are some of the largest users of valuations in NSW. It is not possible to maintain independence and adequate valuation standards when the sponsors are clients of the members. We choose not to associate ourselves with the Australian Property Institute anymore.

Real Estate Agency buying and selling commissions are typically 1 - 2.5% - our valuation fees rarely exceed 0.1% of a given property's market value. A poorly informed purchase or sale could cost far more.

Buyers Agents

Be wary of buyers agents that don’t provide or refer the services of a registered property valuer. Buyers agents often give the impression that any discount from an asking price is a good result. This makes their work easy and allows them to comply with client deadlines.

Why pay a commission on Purchase?

This is illogical and rewards buyers agents for advising their clients to pay more than necessary. Buyers Agents usually charge 1-2% of the purchase price. Our fees are fair and reflect the actual amount of work involved.

We choose not to employ buyers agents. Instead, pre-purchase consultancy advice is provided by our expert property valuers with assistance from (where suitable) solicitors, architects, builders, pest and building inspectors, town planners and land economists.

This service is free to you. It will help you to achieve a higher price for your property. We identify a suitable agent and negotiate a commission payable by you, of which 30% goes to us. Typical agency commissions are between 1% and 2.5% of the contract price, depending on the property type, location and agent.
